Mortgage Pool “New Vision Lending Solutions LLC”
Through the purchase of shares in the Mortgage Pool “New Vision Lending Solutions LLC, which is managed by Arian Capital Management, Investors can become shareholders of a highly profitable lending business with every dollar of their investment collateralized by Southern California Real Estate. The mortgage pool gives investors the advantage of instant diversification. When an investor purchases shares of the mortgage pool, they gain a proportionate interest in all of the loans the pool funds. Mortgage payments on the loans in the pool are passed directly to investors monthly, and members may choose to receive distribution checks, automatically reinvest the monies, or any combination of the two. Members of the mortgage pool are not directly tied to any of the pool loans, reducing individual investor exposure. Members are never required to advance any monies or deal with any properties reverting to their ownership, as the pool manages these events.
Trust Deed Investments
This is the traditional method of investing in Trust Deeds. The investor loans money to a borrower and the money is secured by a First Position Trust Deed on the real estate property. The borrower makes monthly payments on the loan and Arian Capital Management, as servicing agent, collects the loan payments and disburses them to investors. In the beginning of our relationship, we will evaluate the preferences as far as loan parameters; purpose, borrower type, location of property, LTV ratio, loan duration, based on an individual consultation with the investor. When loans become available that fit the profile, we will contact the investor and communicate the loan details for further assessment and review by the investor. Our Trust Deed Investments typically yield 11-14%.
